My little house is more spacious on the inside than it looks on the outside. The living room seats 8. The kitchen table is the one I grew up with. It comes with many memories, I love it. All dinnerware and cookware are provided for your use. There is a back room 8' by 8' with a door to the back yard. There is a card table and chairs, and could be considered a mud room. The upstairs bathroom has been completely redone. 2 small bedrooms upstairs that are cute and comfortable, one king and one queen bed. The downstairs has been totally renovated. Due to the heating vent, if you are taller than 5'9", be prepared to duck to get into the bedroom. This bedroom is a little more spacious and has a king size bed and a twin mattress is available. The family room is comfortable, there are games to play and a new smart TV. with many channels. Bring your passwords to sign into your own Prime or Netflix. (Make sure to sign out before leaving.) Here you can put blankets down for more sleeping space. There is a washer and dryer with laundry detergent and dryer sheets provided. The bathroom has a small jetted tub with a shower. The driveway is a one car width but can hold up to 4 cars. The attached awning is 30' long. The garden is beautiful from spring to fall. When I am not at work you can see me playing (working) in the yard. The back yard is pretty secluded and has a small cement deck with a table, chairs and umbrella. Brigham City is a small town if you compare it to large cities. The Brigham City Temple is just a mile away by foot. You can see the Angel Moroni atop the temple from the living room or front steps. Salt Lake City is only an hours drive away, Logan is one half hour away and Bear Lake is less than 2 hours away. There are many ski resorts within 1-2 hour drive. Bike riding, hiking and fishing are popular. Both Brigham City and Logan have small airports.

Also note that due to a health condition no pets, including service animals, are allowed at this property. ***DESCRIPTION*** Just off of I-15 on the outskirts of Brigham City you will find an upscale home that is perfect for a family vacation, friend weekend, business travel or a relaxing couples getaway! The Homestead includes the entire lower level of this gorgeous, upscale home. It provides a private entrance for self check-in and outdoor cameras surrounding the home that record 24/7 for your security. Inside you will find 2,500 square feet of living space that includes a large family living space, 2 bedrooms, kitchen, bathroom, laundry room and a large game room with pool and ping pong tables by day turns into a cousins/kids sleepover party with 8 twin size mattresses. You will also have access to the outdoor patio and yard games (weather permitting). There is a 3rd separate bedroom available for an additional $50/booking fee and an exercise room available by request (extra cleaning fee applies). ***SLEEPING ARRANGEMENTS*** There are up to 5 separate sleeping areas: The Homestead Room The Bunk Room The Family Room (pull out couch and air mattresses) The Game Room (air mattresses) The Bonus Room (add'l fee of $50/booking) BEDROOMS: On the south end of the family room you will find two dedicated bedrooms: The Homestead Room has a queen size bed (firm) and a double trundle (soft). The Bunk Room has a bunkbed with a double futon and memory pad on the bottom (medium), a twin bed and memory foam on the top (medium) and a double size futon trundle (firm). The Bonus Room is not normally part of the B&B, but for large groups- or in special circumstances where needed- it can be available for an extra $50/booking fee. It has a queen-size Serta posturepedic bed, no windows, and more 'personal stuff' in it than the other rooms. FAMILY ROOM: The family room boasts a beautiful, extra tall ceiling with a 75" smart TV (TONS of viewing options!), karaoke and plenty of room for relaxing or playing games. In the family room you will find a large, comfortable sectional that seats 6+ (3 recliners), sofa (with sofa bed), sliding rocker and coffee table. The sleeper sofa folds out into a double bed with a 3" memory foam available to make it comfy. GAME ROOM/SLUMBER PARTY ROOM: A large game room has pool and ping pong, a basketball game, and safe velcro bullseye target. You will also find a 65" tv in the game room that you can cast to from your phone or computer. At night this room can be turned into a cousins/kids slumber party with 8 twin size air mattresses around the pool and ping pong tables (or just have everyone bring sleeping bags for a real sleepover experience!) EXTRA BEDS: Floater futon that can be used in any room as needed, 2 queen size air mattresses (one self-inflating, one needs the and 9 twin size air mattresses. FOR LITTLE ONES: A pack and play, baby booster seat, stroller, kiddie step stool and night light is available upon request. ***OTHER ROOMS*** KITCHEN/DINING: The family room flows into the KITCHEN and small DINING room with seating for 4 (and extra stools if needed). There are 2 additional tables available that can be set-up in the living area if needed. Each offers additional seating for 6. The kitchen is stocked with a waffle maker, smoothie machine, fondue pot, and cookie cutters. There are also the basics like a microwave, toaster, regular grill and for a little extra fun a crepe grill. We also have a Keurig cocoa/coffee maker- be sure to bring your pods if you plan to use it. BATHROOM: In addition to the essentials (toilet and sink), the bathroom has a separate shower and tub and a large mirror. There is an extra mirror under the sink that can be moved to another room as needed, and a mirror in the Bunk Room. LAUNDRY ROOM: Off of the kitchen you will find a wide hall connecting you to a large laundry room on the North end with a washer and dryer. You will also find all of the extras- extra chairs, extra stools, card table, and another large table for large group reservations only. FOR BUSINESS TRAVELERS: By request you can enjoy a dedicated workspace including an option for printing. ***PRICING and GROUP FEES*** There is an additional $10/person per night. The following fees also apply to groups of 8 or more, using 5 or more beds or using the game room or living room for sleeping: → An additional $75 cleaning fee for groups of 8-14 and an additional $75 cleaning fee for groups of 15 or more. → The additional $10/person per night (plus tax and service fee) with a 3 night (or $45) minimum. (This can be waived in some circumstances, check with the host.) Please reach out to the host to finalize arrangements for the additional beds to be available. → Any person in the home during quiet hours (10p - 8a) will be included as an additional guest for the entire stay and any person in the home during a period of time that looks and/or sounds like a party will be included as an additional guest for the day of the party/celebration. → $50 change fee (+additional applicable fees) if the size of the group increases within 14 days of arrival. We plan available hosting dates around the number of people/beds already booked. We are happy to accommodate changes in the size of your group if the schedule permits, but it does lead to additional expenses for us to ensure enough manpower for proper clean-up in between groups. → $250 change fee (+ applicable per person and large group fees) if guests who have not been pre-approved are in the home at any time during your stay. All applicable ‘guest’ fees will be added in addition for any un-approved guest in the home at any time during quiet hours (10pm-8am) during your stay. In addition, if these fees come into play, any group fees that were waived by the host as part of the booking will be reinstated and will become due immediately. These fees will be enforced by the Property Management Company and your host will no longer have the option to waive any fees. These fees are easy to avoid by simply keeping your host informed about any extra guests you plan to invite. Inviting additional people to stay may incur additional fees since it increases the cost of hosting you in addition to wear and tear to the home. However, inviting people into the home without prior approval appears to be disingenuous, makes everything more complicated and will be uncomfortable for everyone involved. Just communicate! It will be much cheaper for you in the long run. PARTY/CELEBRATION: Parties and celebrations may be allowed during your stay by request and pre-approval ONLY. However, the following fees will apply: → ALL parties or celebrations must be pre-approved. → There will be a $250 refundable deposit. Deposit will be refunded after clean-up is completed by our cleaning team. → The $10/person fee will apply for the day of the party. People who are attending a party or celebration but not sleeping over on any night during the stay will not be subject to the 3-day minimum stay mentioned above. They will be party/celebration guests only. → Having more people in the room than what has been arranged in advance and approved without written permission will incur a $250 fee. We are happy to work with you if you are upfront and transparent with us. However, disingenuous behavior never feels right and ends up being uncomfortable for everyone involved, and very expensive for guests. **IMPORTANT** Please let us know the details of your group as soon after booking as possible so we can work out the actual cost of your booking and block off dates for extra cleaning if needed. NOTES: We live near a school so expect the following: → School crossing guards from 7:45-8:00am and cars on the street from 2:50-3:10pm from September-May. It's best to avoid arriving or leaving during these times. → Family friendly rules like no smoking or alcohol beverages anywhere on the property. → We do have a lot of quick turnarounds, so there will be a $50 late checkout fee unless late checkout is pre-approved. → We live on the main level and are usually available to help if you have any needs arise. We are a very quiet couple (grandparents) and you normally won't hear us at all. However, we do love it when our grandkids come over, and you may hear them if your stay coincides with their visit although we have been told by several guests that they didn't hear any noise. The home is very well insulated.
