Ease of check-in and check out and the cleanliness of the room.
The location to downtown Very noisy. Heard the people next to us and above us like they were in our room. The train would go by every few hours throughout the night and I was woken up three times from the whistle.
Very clean, nice room. Service was superb; very courteous personnel. I forgot to give my key to the valet and (after calling to confirm) he came upstairs to get it rather than asking me to bring it down. Excellent. Also, I get the feeling that this is the nicest hotel in Modesto area; the locals all seemed impressed that I was staying there lol. It's RIGHT next to the train tracks, and a loud train comes by at least once an hour at night. They provide earplugs for guests, but I recommend asking for a room that's NOT facing the tracks.
Located near Downtown Management not prepared for influx of American Vets convention, which hotel knew in advance. Staff shortage in Bar and Restraunt for Breakfast. More management working(not helping out) than staff.

Comfortable rooms / beds. Noisy (near train tracks). Did not have the room we anticipated on late arrival (despite calling ahead to advise re flight delay).
Spa, comfy bed Stains on walls, drapes filthy, you could see the dirt and they did not vacuum the floor the three nights we stayed.
Dirty place and the staff is terrible. If you can find somewhere else to stay then do that.
There was no hot water and the toilet took hours to fill up to be able to flush again
Loose fixtures in the room, cockroaches in the hallway. Took 20 minutes for check in.
Only place with indoor pool. Don't get an atrium room. People are inconsiderate and play pool after 10 pm and play music and sing.
There was an indoor pool which was perfect for our 4 year old.. Beds were comfy for the most part and AC was cold, once we figured it out... Awful staff at front desk! Was asked to put a hold for $100 on my card, so we did and the receptionist said "in case you steal something". The hold was supposed to be for 3 days, it's been 2 weeks and they still have not returned the funds, and no, I didn't steal anything!!! The manager will not return our calls, the staff seems to be running itself with no leadership... Also, they are running a convalescent home out of the hotel, which was out of the ordinary for me... I've also asked for a corporate phone # and was told no because they do not know the # and suggested I google it!
